Real Estate/Public Affairs Manager

Essential Duties

Real Estate Functions: Direction of all operations relating to site selection, negotiation, acquisition of leases, securing permits and/or purchase of existing outdoor advertising structures.

  • Negotiates favorable lease terms and controls costs.
  • Works with president, sales manager, operations manager and real estate/public affairs team to target opportunities, set real estate goals, and evaluate legal and governmental issues.
  • Hires, disciplines, discharges, supervises, trains, governs, assigns, schedules employees within the department; maintains department budget and participates in management meetings
  • Works with appropriate agencies to secure state and local permits.
  • Works with legal counsel in all matters involving restrictive zoning, takings, lease contract violations and other issues.
  • Conducts onsite evaluations; investigates and resolves lessor complaints and problems.
  • Sets targets and standards for rent reductions, site acquisitions, take-downs and new builds.
Public Affairs Functions: Development of positive business relationships on behalf of the Company and outdoor industry with government officials, agencies and civic and community groups.  

  • Development of public affairs programs in support of Company and industry objectives.
  • Attempts to win support of programs consistent with Company goals and objectives and industry while thwarting obstacles to those goals and objectives.
  • Monitors state statutes and local ordinances affecting the Company and/or the outdoor industry.
  • Monitors litigation regarding Company or the industry and advises management regarding the same.

Required Skills/Education & Certification:

  • Bachelor's degree required.
  • Excellent negotiation, speaking, presentation and media relations skills.
  • Knowledge of market demographics.
  • Proven track record of government relations in Southeastern Wisconsin including experience dealing with politicians, governmental bodies and agencies, mass media.
  • Ability to control costs and site lease rentals.
  • Ability to develop, read and comprehend complex and persuasive business correspondence, including leases, permit applications, zoning analysis, legal correspondence, etc.
  • Possess valid state driver's license.
  • Experienced user of Microsoft Office software on PC platforms
